When we first laid eyes on College Hills, we knew we had stumbled upon a hidden gem. Purchased for approximately $46,550, this property was in need of some serious TLC. However, we saw beyond the surface, envisioning the potential it held. After investing around $80,000 in renovations, we were ready to embark on our next adventure: turning College Hills into a rental property.


The Rehab Journey

The rehabilitation process was both challenging and rewarding, presenting a unique set of obstacles that required careful navigation and innovative solutions. We meticulously planned every detail, leaving no stone unturned in our quest to ensure that the upgrades would not only enhance the property’s aesthetic appeal but also significantly improve its overall functionality. This involved extensive research into current design trends, as well as a thorough assessment of the property’s existing infrastructure. We focused on modernizing the kitchen, which is often regarded as the heart of the home. This included replacing outdated appliances with energy-efficient models, installing new cabinetry that maximized storage space, and selecting countertops that were both durable and visually appealing. The same day we listed the property, we conducted interviews and walk-throughs with prospective tenants. It was an exhilarating experience, filled with anticipation and hope for finding the right tenant who would appreciate the home we had worked so hard to create.
