When we’re in the business of restoring neglected homes, each project comes with its own lessons and surprises. Sometimes, these surprises come wrapped in MLS listings that look better on paper than they do in our budget spreadsheets. Our Alabaster project is a perfect example. It was a once-bonded eyesore of a house that had been sitting for years, frustrating neighbors and dragging down curb appeal. The minute we closed on it, the entire block breathed a sigh of relief.


The House: More Than Meets the Eye


On the surface, it was a standard 3-bedroom, 2-bath residence with an unfinished basement. There was plenty of potential, but also plenty of hidden challenges. We bought this one directly off the MLS, and I’ll be the first to admit: we paid on the high end. Sometimes, the urgency to rescue a distressed property outweighs waiting for the perfect off-market deal. This is especially true when we want to make a quick, visible difference in a neighborhood.


Understanding the Neighborhood


Before diving into the renovation, we took time to understand the neighborhood dynamics. We spoke with residents and learned about their concerns and hopes for the area. This insight helped us shape our vision for the Alabaster project. We wanted to create a home that not only met our standards but also resonated with the community.


Déjà Vu: Contractor Trouble (Again)


Fresh off the headaches of our Adamsville project, I made the risky choice to initially keep the same contractor on board for Alabaster. After all, he already knew my style and expectations — or so I thought. Unfortunately, old habits die hard.


He lowballed the rehab estimate to secure the job, only for reality to hit once the walls came down and real issues appeared. Material costs spiked, labor stretched far longer than planned, and his oversight failed to keep work moving smoothly. Memories of Adamsville’s setbacks were too fresh to repeat, so I made the tough call to end that partnership once and for all.


Rivera Home Builders stepped in again. This decision saved the entire project from becoming another financial sinkhole. Their crew immediately brought structure, proper budgeting, and clear timelines. They cleaned up the mess, rebuilt where needed, and pushed the house forward with the quality and care our brand stands for.

A Bigger, Better Home — But at a Cost


As the renovation unfolded, our vision grew. We didn’t just stick to the original 3-bedroom, 2-bath blueprint. We took the unfinished basement and transformed it into a livable space, adding an extra bedroom and bathroom. The end result was a beautiful 4-bedroom, 3-bath family home with updated finishes, modern flow, and more functional square footage.


But let’s be real: upgrades cost money. Between the higher purchase price and the unexpected bump in rehab costs, this project pushed our margins tighter than we’re usually comfortable with. It was a balancing act: stay on budget, finish to high standards, and deliver a home the community could be proud of — all while keeping an eye on a profit line that felt slippery at best.


Navigating Financial Challenges


We faced numerous financial challenges during the renovation. Each decision had to be weighed carefully. We had to ask ourselves: Is this upgrade worth the cost? Will it truly add value? These questions guided us through the process and helped us stay focused on our ultimate goal.


The Reward Beyond the Numbers


Despite the challenges, the true reward of the Alabaster project was never just about the spreadsheet. The neighbors, who had been stuck looking at an abandoned eyesore for years, now have a beautifully restored home in their midst. This creates a ripple effect that lifts the whole block. The families who walk by, the kids who play out front — they no longer pass by a boarded-up house but a welcoming, vibrant part of their neighborhood’s future.

Lessons I Won’t Forget


Alabaster drove home a few truths I share with every new investor:


  • The cheapest contractor upfront can cost the most in the end. Never pick based solely on price.

  • Buying high means you have zero room for sloppy work. Every dollar must be spent with purpose.

  • Neighbors matter. Sometimes paying a bit more is worth it if you’re improving an entire street’s peace of mind.
